If I knew 20 years ago what I know today I would have saved a lot of money that I spent on things I didn't need.

I have come up with a new plan (In my head). I am thinking a two larger industries (Flats maybe) on back wall of the 12'.5'' section. Maybe plastic pellet silos and with manufacturer and a warehouse with a two spot dock and some storage tracks on the front half. On the 8' foot section two or three tracks for trans-loading of pipe, scrap, cement etc.

Thoughts or suggestions would be welcome.

I'm thinking some type of view block and have the train staged to start the session. Still having the plan "worked on".

One of my biggest shipper/ receivers is a reclaim plant that receives boxcars of scrap rubber,J-Flex in tank cars and ships rubber pellets in 3 bay covered hoppers.

I am looking at a rope manufacturer who receives plastic pellets by covered hopper and ships out in boxcars.

Here is the first draft of the new plan. I am going to pull the two buildings out of the top left corner and see if we can squeeze in a second track for rail to truck transload.

Is that a yard in Jefferson? It looks like two runarounds. What about using a crossover for your bottom 3 industries instead of a switchback.

Nice plan. Do you need/want two lumber yards? Maybe have a food processor in place of Canford to spot reefers? I think the other lumber yard has more scenic opportunities and space than the lower one. Lumber yards usually need more space around their spur for accessing both sides of a center beam car to keep it balanced whilst unloading.

The track that starts on the bottom left and ends on the bottom right is the "Main" line so I think I will need to keep the switch back. The first track off if the main I would like to use for car storage.

I do feel better with this plan over the first.

Agreed on the lumber yard. We took local industries off of a short line that used rail service and made them fit the location. I like the cold storage idea. I have a couple BLMA Trincool reefers on the way and the Intermountain reefers would look good for the 90's.
