Look on the bright side, Don....since you're living in the dessicated desert of Arizona, it's unlikely that you'll need to amble out your front door to tell the neighbourhood kids to "Get the heck offa my lawn!!"

Funny you should say that, a while back I had some next door neighbor kids ring my bell and say that their ball was in my backyard. I told the it was OK to get it until I saw they were all barefooted and our whole yard is nothing but sharp gravel. out of pity, I went and got it myself, but no fear of kids tromping on my "lawn"... Nope
We've all heard of a developer tearing down an old building just to build a parking lot. Well, a while back I thought my downtown needed more parking space so I scratchbuilt a parking garage complete with underground parking. I've been looking at it for months now and think it just looks out of place, so, I sold the garage to a developer and they are doing the opposite, removing parking to add an old building. Icon_e_surprised They managed to move it in one piece off site and so it could show up somewhere else later. Not sure where, or don't even know what they're going to put there, but the garage was taking up too much space, was too modern looking and wasn't turning a profit. Nope They said there would be some space there for parking when they develop the property. No decision yet on what they'll do with the underground parking area. Waiting

I dunno, Don, but underground parking sounds like it's only a step or two away from being a basement, and around here, in the Great White North, that's spelled "layout room".

FYI, around here, if you want a house with a basement, you are required to bring the basement with you when you get here. Icon_e_surprised
Don in regards to the parking garage not showing a profit I hate to break it to you but none of the business' on a layout will ever get out of the red! Big Grin

Oh crap, really???? And I was having faith that new sporting goods store would be profitable from the get-go. Icon_cry Good thing I built them both on the cheap, used materials that were on-hand and cut normal labor costs by 160%.... Goldth
Things have been a little slow, but things never move fast in a small town full of very small people. For one, the town said that the area was never zoned for a parking structure to begin with and so required the underground parking space to be filled in.

Then there was the contract to pave to streets and a small parking lot and also included leveling out the whole future industrial area. Well, since the contract was written in N scale, and none of them really could read N scale, the little guys got kind of confused and guessed that what the town wanted was a huge parking lot and so they paved not only the streets, but the entire industrial area. Icon_e_surprised  Got to admit though, they did get it level and flat. Worship

As for what's going to go where, the strip adjacent to the highway is zoned commercial, the rest is industrial, well, for now anyway.... Icon_rolleyes
