I hear you. May is a busy time of the year on college campuses. Layouts like yours are also easy to maintain. I've been to some large layouts where dusting the scenery is a constant chore, even with a pressurized room. Hang in there. Man, this would also be an interesting freelance short line, especially with patched ex-Santa Fe CF-7s or GP-7us.
