Does anyone know what a realistic amount of space each side of a bulkhead flat would be or a center beam. Obviously a CB would need to be offloaded from both sides and I believe a Bulkhead can be offloaded form one side only.

The ideal size would be 16' plus room for a truck trailer 16' gives the forklift operator room to work. In some tight areas the unloading area may be as small as 12 foot which is enough room for a skilled operator to back up make his turns from CB to truck-assuming a transload track is used. At a lumber company the unloading area would be part of the yard so there is lots of room... The CB must be unloaded evenly or the CB will tip.
A bulkhead can be loaded/ unloaded from either side.
BTW..CB can be as short as 60' or as long as 73 '.
