I understand your thoughts on downsizing as I've gone through it myself ......reduced my 500 running feet of steel mill layout to a 3 1/2 x 10 foot point to point . There is a lot of extra rolling stock and structures to deal with, but just the change itself is a shocker . In my case , with my wife ailing , and the probability of selling the house sooner than later , it was the right decision and I really don't regret it .....I figure I am allowed to grouse about it every so often , though . 
If we have to go to an apartment , I'll have to change again but the difference won't be as dramatic ....might simply build models or dioramas with a mrring theme .
