One advantage of modeling an old industrial area, is that just by changing out details, rolling stock, and locomotives you can move your era around quite a bit. If you make some of your buildings removable but with the same foot print (a concrete tilt up and a brick building for instance), you can interchange them to move a layout from the 1930s to the 1940s, 1950s, or any decade up to the present. On the other hand if you are modeling a brand new, modern industrial park, you are pretty much locked in to the date it was built or later.
