Hah! Got at last my work area set up in a way that it can really be used!
A nice high workbench (110cm or about 3'8" from the floor, I hope this will end backpains that I sometimes had from working at too low tables). And it even has a tiny storage shelf! (the picture was taken a few days ago before use..)
The layout on the top level, room for a second layout (a narrow parade track or something) on the lower level which continues all the way to under the workbench and the workbench at the rear. Right now, just like the layout itself, it is being used as a shelf for random clutter. I guess there are some cables and wires which need to be hidden somehow.
